Level 2 Home Survey
A RICS Level 2 Home Survey is intended for conventionally built properties in reasonable condition, typically those constructed from common building materials and not extensively altered. It is suitable for most modern homes and traditional properties that appear to be in generally sound order.
The survey involves a detailed, non‑invasive inspection of the property’s main internal and external elements, including roofs, chimneys, walls, floors, windows, services (where visible), drainage and permanent outbuildings. While the inspection does not involve opening up the structure or undertaking destructive investigation, it provides a thorough overview of the building’s condition on the day of inspection.
The report provides a clear and objective assessment of the property’s overall condition, identifying defects, areas requiring repair or maintenance, and matters that may warrant further specialist investigation. Particular attention is given to issues that could affect value, safety or future saleability. Findings are presented using a clear traffic‑light condition rating system, enabling clients to quickly understand the severity and priority of any issues identified.
An insurance rebuild cost can be included if required, providing additional reassurance and helping purchasers make informed decisions with confidence.
Level 3 Home Survey
A RICS Level 3 Building Survey is the most comprehensive survey available and is recommended for older properties, listed buildings, non‑standard construction (including cob or thatch), properties that have been significantly altered or extended, or where major works are planned. It is particularly suited to buildings where construction methods may be complex or where condition is uncertain.
The survey involves an extensive, detailed inspection of all accessible parts of the property, carried out in as much depth as possible without causing damage or undertaking destructive investigation. Roof spaces, sub‑floor voids (where accessible), structural elements and building fabric are carefully examined to build a clear understanding of how the property has been constructed and how it is performing.
The report provides a thorough analysis of the structure and condition of the property. It offers an assessment of the building’s construction, limited to elements that are visible and accessible at the time of inspection, together with diagnosis of defects, explanation of likely causes, and practical advice on repair options and priorities. Where necessary, it highlights areas requiring further specialist investigation and identifies matters that should be referred to a legal adviser.
A Level 3 Survey is designed to give clients a complete and informed picture of the property, enabling confident decisions whether proceeding with purchase, renegotiating terms or planning future works. A market valuation and insurance reinstatement cost can be included if required.
